How payment works
- 50/50: half your flat fee on plan submission, half on delivery of the finished pack.
- Fee by plan size, period. Never a percentage of build cost, and never dependent on which subs you hire.
- Same-day confirmation: scope count, exact fee, and delivery date in writing the day you send plans.
- Trade side: subs join our roster free, and every number in your pack is the sub's own quote, approved before delivery — nothing is ever added on top. How the roster works.

Pricing questions
Flat fee by heated plan size: $1,999 up to 2,000 sqft, $2,500 for 2,001-2,750 sqft, $2,999 above 2,750 sqft. Rush delivery is +$300, plan-revision re-quotes are $250, repeat packs on a new lot are $400, and a permit pull is $600. Never a percentage of build cost.
Half your flat fee when you submit plans, half on delivery of the finished pack. The fee is set by plan size before anything begins, does not depend on build cost, and does not change based on which subs you end up hiring.
Plan-revision re-quotes are $250 and re-run only the scopes your changes touched. Moving interior walls re-prices framing and drywall, not roofing and gutters, so design iteration costs a known, small amount instead of a whole new budget.
Repeat packs are $400: site-specific scopes like grading, foundation, and final grade are re-run for the new lot, and the repeatable trades are refreshed with current numbers. It is how spec builders make the model pencil across multiple lots.
Never. Builders pay one flat fee by plan size, and every number in a pack is the sub's own quote, approved by that sub in writing before the pack ships. There is no hidden spread, no percentage, and nothing added on top — the quote you see is the quote the trade stands behind.
