A complete, bid-leveled trade budget for your build: 15-20 written scopes from foundation to final grade, each priced by a vetted, named Upstate sub with license and insurance status and an earliest start window. One flat fee, known before you send plans, delivered in about 10 business days.

Flat fee by plan size: $750 under 2,000 heated sqft, $1,250 for 2,000-4,000, and $2,000+ quoted upfront for larger or complex plans. Rush delivery is +$300, plan-revision re-quotes are $250, and repeat packs on a new lot are $400. Never a percentage of build cost.

About 10 business days from a complete plan set for Starter and Standard packs, around 15 for large or complex plans, and 5 business days with the rush option, subject to queue. Your delivery date is confirmed the same day you send plans.

No. There is no lock-in of any kind: hire our quoted subs, your own crews, or a mix. Every construction contract is signed directly between you and the trade, the fee never changes based on who you hire, and the pack is yours either way.

Never. Builders pay a flat fee by plan size. Trades pay a flat $150 per scope only when hired, and that fee is baked into the quote each trade approves before it enters your pack. There is no hidden spread and no percentage anywhere in the model.

A buildable plan set, ideally with your lot's survey or plat and any selections you have made. From that, we confirm scope count, exact fee, and delivery date the same day. Payment is 50% on plan submission and 50% on delivery.

Bid leveling restates every bid for a trade against one identical written scope, so inclusions, allowances, and assumptions match before prices are compared. Without it, the lowest bid is usually the one that left the most out, which you pay for later as change orders.

A leveled trade budget attached to your plans replaces the $/sqft guess in a bank conversation with named, written numbers. Many builders order a pack before closing precisely for that reason. We provide the budget; your lender makes lending decisions.

Plan-revision re-quotes are $250 and re-run only the scopes your changes touched. Moving interior walls re-prices framing and drywall, not roofing and gutters, so design iteration costs a known, small amount instead of a whole new budget.

Repeat packs are $400: site-specific scopes like grading, foundation, and final grade are re-run for the new lot, and the repeatable trades are refreshed with current numbers. It is how spec builders make the model pencil across multiple lots.

No. We price and organize; you build. BuildPack never holds construction contracts, never touches job money, and never marks up trades. Every agreement is directly between builder and sub, which is exactly why our numbers have no reason to be anything but honest.

No. Trades pay nothing to join or be quoted, and quotes are attached to real plan sets, not sold as leads to competitors. The only trade fee is a flat $150 per scope, owed after a builder signs that trade, and approved inside the quote beforehand.

Half your flat fee when you submit plans, half on delivery of the finished pack. The fee is set by plan size before anything begins, does not depend on build cost, and does not change based on which subs you end up hiring.

Because packs are assembled by people coordinating real local subs, not generated from a database. Capacity is capped at 8 packs per month so every pack gets real attention and honest turnaround. When a month is full, you are offered the next opening, not a degraded product.

Packs are built for full new-construction builds, where 15-20 scopes need coordinated pricing. Large additions that touch most trades can sometimes work like small builds: send the plans and ask. If it does not fit the model, we will tell you straight.
