Send your plans
Email or upload your plan set and survey. Same day, we confirm your scope count, your exact flat fee, and your delivery date. Nothing is billed until you say go.
We break the plans into scopes
Your build becomes 15-20 written trade scopes, foundation to final grade, each with inclusions, exclusions, allowances, and boundaries with neighboring trades stated on paper.
Vetted Upstate subs price each scope
Named local contractors, license and insurance status on file, price their trades from your actual plans and the written scope, on their own rate sheets.
We level the bids
Every bid is restated against the same scope lines, so inclusions match, allowances match, and the numbers you compare are finally the same product.
Your Build Pack lands
In about 10 business days: a complete, bid-leveled trade budget with named subs, license and insurance status, and earliest start windows. Hire our subs, yours, or a mix.

Timeline
How long does a Build Pack take?
About 10 business days from a complete plan set for most packs, roughly 15 for large or complex plans, and 5 business days with the rush option (+$300, subject to queue). Your delivery date is confirmed in writing the same day you send plans.
Compare that against a solo bid-out — commonly 6-8 weeks — and check what those weeks cost on your loan with the carrying-cost math. On a $400,000 loan at 8%, four idle weeks is about $2,460 of interest.

No. There is no lock-in of any kind: hire our quoted subs, your own crews, or a mix. Every construction contract is signed directly between you and the trade, the fee never changes based on who you hire, and the pack is yours either way.
Bid leveling restates every bid for a trade against one identical written scope, so inclusions, allowances, and assumptions match before prices are compared. Without it, the lowest bid is usually the one that left the most out, which you pay for later as change orders.
