You can absolutely bid out a house yourself: expect 40 to 50 contractor conversations, 30 to 40 hours of work across 6 to 8 weeks, worth $2,250 to $6,000 at any honest value of your time, plus loan interest while you wait. A Build Pack compresses that to a flat fee and about 10 business days.

This is the fairest comparison we can write, including the cases where you should not hire us. Here is what each path actually costs.

The DIY path, honestly accounted

A proper solo bid-out means: build a sub list for 15–20 scopes, reach 40–50 contractors, distribute plans, field callbacks, write scopes for each trade (or accept unlevel bids), chase stragglers, then level everything yourself. Done diligently, that is 30–40 hours spread across 6–8 calendar weeks — not because any step is hard, but because you are always waiting on someone.

Price the hours at $75–$150 each — a modest rate for anyone capable of running a build — and the labor alone is $2,250–$6,000. Add carrying cost if a loan is live: at $400,000 and 8%, six idle weeks is about $3,700 of interest.

When DIY is genuinely the right call

  • You already have a full bench. If you have built recently and your subs answer your texts, your bid-out is fast and a pack buys you less.
  • Your build is outside our area. BuildPack quotes Spartanburg and Greenville counties with real local numbers. Beyond that, DIY or a local estimator beats us, and we will say so.
  • You are bidding one scope, not a house. Packs price whole builds. For a single trade, make three calls and level them yourself with the guide above.

When the pack wins

First customs, spec builders stretched across projects, owner-builders with day jobs, and anyone whose loan is already ticking. In each case the pack converts the slowest, least fun phase of building into a flat fee and a two-week wait, and the deliverable doubles as your bank-ready trade budget.

Either way, one principle holds: never compare raw bids. If you go DIY, take the leveling process and use it hard. If you want it done for you, send your plans — scope count and exact fee confirmed the same day.
