Questions builders ask first

A complete, bid-leveled trade budget for your build: 15-20 written scopes from foundation to final grade, each priced by a vetted, named Upstate sub with license and insurance status and an earliest start window. One flat fee, known before you send plans, delivered in about 10 business days.

Flat fee by heated plan size: $1,999 up to 2,000 sqft, $2,500 for 2,001-2,750 sqft, $2,999 above 2,750 sqft. Rush delivery is +$300, plan-revision re-quotes are $250, repeat packs on a new lot are $400, and a permit pull is $600. Never a percentage of build cost.

About 10 business days from a complete plan set for most builds, around 15 for large or complex plans, and 5 business days with the rush option, subject to queue. Your delivery date is confirmed the same day you send plans.
